Market and financial feasibility study for the upscale greenfield hotel project

THE SITUATION

Private equity investor with considerable experience in the hotel business owns the attractive location in a well-known tourism destination in Croatia. The investor invited us to prepare a market and financial feasibility study for the greenfield hotel project for loan financing.

THE APPROACH

When we took this assignment, the project was in an advanced planning phase, so the first thing we did was assess the hotel development concept and facility program from the market and operational point of view. We provided the client with useful recommendations on modifying the hotel project to provide a better experience and ensure smooth operation.

We have evaluated the hotel's market positioning and propose its market strategy, based on its site assessment, thorough market and competitive analyses, and the market outlook.

Our proposal of hotel operational model, its organisation and a manning guide, and investment plan and financing model served as the foundations for operating performance and financial planning. We derived economic feasibility evaluation and sensitivity analyses, which showed the project is viable and resistant to the risk factors.

We started with the assessment of the site and conducted the technical audit of the property, identifying various technical possibilities for reconstruction. Having in mind the destination features, we proposed hotel be positioned as a midscale city hotel.

We conducted thorough market and competitive analyses and assessed a market outlook. Based on this, we evaluated the market and business potential of the hotel and provided the highest and best use of the property.

Within the market and business strategy, we developed the experience scope, proposed branding and operational model, created the financial projections and evaluated the project feasibility.
